• Post false, misleading, or fraudulent information
• Upload malicious code, viruses, or harmful software
• Attempt to gain unauthorized access to our systems
• Interfere with or disrupt the Service or servers
• Use automated systems to scrape or collect data without permission

• Harass, threaten, or abuse other users

5. Listings, Content, and Intellectual Property

5.1 Listing Accuracy

When creating a listing, you represent and warrant that:

• All information provided is accurate, truthful, and complete
• You have the legal right to list the property
• You own or have permission to use any images or content uploaded
• The listing does not violate any third-party rights
• You will honor all commitments made in your listing

5.2 Content Ownership

You retain ownership of any content you post, but by posting content on our Service, you grant Fillio a worldwide, non-exclusive, royalty-free license to use, display, and distribute your content for the purpose of operating and promoting the Service.

Fillio reserves the right to remove any content that violates these Terms or is deemed inappropriate, offensive, or illegal.

5.3 Platform Intellectual Property

The Service and its original content, features, and functionality are owned by Fillio and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws.

6. Payments and Fees

6.1 Free Service

During our early launch phase, basic listing and browsing features are provided free of charge. This free access is subject to change at any time.

6.2 Future Fees

We reserve the right to introduce fees for certain features or services. You will be notified in advance of any fee changes, and you may choose to discontinue use of paid features.

Any transactions between users (such as rental payments) are conducted directly between parties. Fillio is not a party to these transactions and is not responsible for their fulfillment.

6.3 Refunds

Refund policies for any fees will be clearly communicated at the time of purchase. Generally, all fees are non-refundable unless required by law.

7. User Conduct and Communication

When using our Service, you agree to:

We are not responsible for the accuracy, quality, safety, or legality of listings, stable information, or other content provided by users. You use information from our Service at your own risk.

8.3 Limitation of Liability

To the fullest extent permitted by law, Fillio shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation:

• Loss of profits, data, or business opportunities
• Property damage or personal injury arising from stable use
• Disputes between users
• Unauthorized access to your account
• Technical failures or interruptions

Our total liability to you shall not exceed the amount you paid us in the twelve months prior to the claim.

9. Dispute Resolution

9.1 Between Users

Fillio provides a platform for connecting yard owners and potential tenants. We are not a party to any agreements between users and encourage parties to resolve disputes directly.

9.2 With Fillio

Any disputes arising from these Terms or your use of the Service shall be resolved through confidential arbitration in the United Kingdom under UK law, except where prohibited by law.

9.3 Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales, without regard to conflict of law provisions.

10. Termination

10.1 By You

You may terminate your account at any time by contacting us or using account deletion features. Upon termination, your access to the Service will cease immediately.

10.2 By Us

We reserve the right to suspend or terminate your access to the Service at any time, with or without notice, for any reason including:

• Violation of these Terms
• Fraudulent or illegal activity
• Harmful or abusive behavior toward other users
• Extended periods of inactivity

You may not assign or transfer these Terms or your rights hereunder, without Fillio's prior written consent. Fillio may assign these Terms in connection with a merger, acquisition, or sale of assets.
